There is a certain satisfaction to be gained by seeing a "wrong-doer" get their due: the reckless driver who cut you off, seen a minute later pulled over by the cops, for instance.
The Squatter Hunter fits in this category. Short version: you own a property and discover it has been taken over by a squatter: someone who has illegally moved in and set up housekeeping.
After running the gauntlet of legal maneuvers, including lawyers, eviction notices and the cops who may decline to intervene in a civil dispute, you enlist the Squatter Hunter. You sign him up as the legal tenant to your property, and to earn his fee, he (and sometimes his assistants) simply move in and take the place over, eating the squatter's food, camping out on his sofa, hogging the bathroom, cranking the music when he's trying to sleep. The Hunter makes it clear that he's not going anywhere. The squatters may take hours or weeks to move out, but move out they eventually do.
This struck me as similar to the "annoyance game" played with siblings, where they've taken over your favorite chair and your parents decline to get involved. You retaliate by sitting next to them and moving your hand around close to their face: "not touching, can't complain! Not touching, cant complain!"

Squatting in Michigan is a criminal offense, not a civil matter. At least that is what I've read. I purposely avoided the legal entanglements in my original post, because they vary in every state. For instance, in California, squatting is trespassing, but: "Landlords or property owners must give written notice to squatters at least three days in advance. California's 30-day squatters rights give illegal tenants 30 days after the notice to vacate the property. If the squatter remains, the property owner may take legal action."

I find it absolutely astounding that someone can squat on your property and they have any rights to remain there for minutes, much less weeks or months. They are there illegally. They have zero rights to the property. How in the hell does anyone create a law that grants them time to be removed? That idea seems ludicrous to me.

My theory is that, by “allowing” squatters in some sense, the true intent of the laws is to prevent (or delay) homelessness - which is a very public problem.
It is misguided and probably a very insignificant remedy to a bigger problem.

Seems most of these scenarios involve unoccupied property at the time it's appropriated by the squatters. I cannot imagine what it'd be like to come home to a residence and have no legal right to have access to your property and your belongings. Something is seriously wrong with a legal system that allows breaking and entering and theft. It does more than allow, it encourages. It's a "haha" loophole that's an affront to a civilized society.

Where I live we have people called "men". When someone is squatting on their land - they remove them. Truth is the squatters will have neither the inclination nor the resources for a legal challenge. And then the ones who challenge the men have to deal with "wives" who are even more scary.
I have a little problem now and then and just let them know they are unwelcome. They may be squatting, but if it's my property I can run my tractor wherever I please.

I guess I don't understand why you can't walk into your own property and protect it with the full force allowed by law. If someone comes into my house uninvited, they'll get a very nasty greeting which would likely involve a potential lead injection. If I came home from vacation to find someone in my home, squatting or otherwise, they'd get the same nasty greeting.

We can all man up and confront the villains, but if it ends in violence or death rest assured there is a whole industry out there prepared to turn the tables and make you the bad guy. People who've executed the Castle Doctrine either end up with the DA's office or in civil Court. Their social media is scoured to find "evidence" of a premeditated mindset. The "$100000 bullet" is a topic of discussion in classes people pursue looking to defend themselves, at least here in Texas.

They claim to have a lease, so the squatters are not afraid to call police. The police tell all involved it is a civil matter and to go to court. Then they tell the property owner to leave.

The idea of squatters annoys me to no end. If they are on my property they had better be prepared to pay rent. Me or anyone else would have to.

I don't know...I get the impression that if it happened to me, I would just start tossing there stuff out of the house, piece by piece, and then finally remove the people themselves. If they reach for their phone - CRASH - sorry about your phone, but it doesn't belong in my house. Easier said than done. But my goal would be to re-establish my ownership to the point where there would be a question as to why these "other people" would even be making a call to police.

Just host a party for the local MC club on the premises. Works every time. As I said before, squatters will not have the inclination or resources for legal proceedings, and the cops will look the other way if you're removing folks, especially if they are indigent types. Yes there is a legal system, but it really only works for folks with money because lawyers aren't going to help anyone who can't pay them. There are no damages to award in a squatting case so why would they bother? Public defenders are usually tied up with criminal cases.
