Congrats! We're getting ready to put our house on the market. We're moving an hour west to be in the same lake community as my brother and sister in law (Hot Springs Village, AR). We're in central Arkansas so we don't see the kind of appreciation in values like some of the coastal states, but we're looking at netting around $90K give or take a grand after five years.

It was a similar market both when I bought and when I sold my first house. We put in about a half dozen offers on places the day they hit the MLS only to be told it was already sold. The one we bought wasn't on the MLS yet because the people who owned it had bought a house through our realtor. They knew they'd be selling it so we got to see it before it hit the market. That was the "aha" moment when I realized why all the other places had been sold already hours into day 1 on the market.
When we sold, we had three showings on the first day and an accepted offer on day 2. We sold it, after 10 years, for more than 50% above what we paid.
The house we're in now sold for less than $100/sq foot. It's a very nice custom home by thee premier builder in the area and was a parade home when new. Sat on the market for 2.5 years for about $200K less than what the previous owners paid.
Now I could sell it in hours for $100k over what the previous owners paid.
The housing market is fickle.
